Located between two thriving retail areas, an existing retail strip mall in decline is reimagined as a creative office campus with an emphasis on exterior amenity spaces as a way to reposition the property. A dynamic promenade becomes the social spine where a series of spaces and amenities unfold as one traverses thru within the setting of a native garden - tenant outdoor space, common lounge areas, bbq, fire place, and game area. Thru the stepped figuration of the paving, the design of the promenade creates spatial moments for individuals and opens up to larger areas for groups. The promenade leads to a central gathering area where an existing fountain serves as a focal point framed by sculptural and stepped seating, creating a new gathering space that links the surrounding retail areas.
